Power Washing & Soft Washing Terms

These service-specific terms supplement Handy Homes’ General Terms of Service. By accepting a power/soft washing estimate, you agree to both.

1) Scope of Services

House Wash — Inclusions

  • Low-pressure “soft wash” of exterior walls, windows, eaves (soffits & fascias), exterior of gutters, porches, and attached garage with a cleaning solution (water, detergent/surfactant, and sodium hypochlorite), followed by a fresh-water rinse.
  • Intended to remove or kill organic growth (mildew, algae) and general grime.

Surface Cleaning — Inclusions

  • Cleaning hardscape such as concrete, stone, and brick using a rotary surface cleaner or wand, typically with pre- and post-treatment, then rinse.
  • Pavers: cleaned with soft washing or very low pressure to protect the sand base.

Exclusions

  • Roof washing.
  • Deck cleaning and fence cleaning unless quoted under those specific services.
  • Gutter interior cleaning (separate service from house wash).
  • Asphalt surfaces are not pressure washed. Asphalt may be cleaned only with low-pressure/soft-wash methods when appropriate.
  • Rust removal and oxidation removal are not part of standard cleaning and may require separate services.

2) Client Responsibilities — Prep

  • Ensure an outdoor water spigot is on and accessible, or arrange with Handy Homes in writing for water to be supplied (additional fee).
  • Move vehicles at least 20 ft away from work areas. Clear furniture, grills, decor, and potted plants.
  • Close and latch all windows and doors. Remove or open window screens for best results.
  • Keep children and pets indoors during service and for 2 hours after.
  • Cover sensitive plants and remove cushions, rugs, flags, and delicate items from spray zones.
  • Shut off exterior outlets, lights, and powered features at the breaker where possible; ensure outlets have weatherproof covers.
  • Tell us in advance about any surfaces or items that must not contact cleaning solutions, any recent repairs, known leaks, or water-intrusion issues.

3) On the Day of Service

  1. Water spigot activated and accessible.
  2. All access points clear; any required gate or HOA entry arranged in advance.
  3. Windows/doors shut tightly; pets inside.
  4. Work areas cleared of vehicles and movable items.

We clean around heavy or fixed objects rather than moving them.

4) Important Notes & Limitations

  • Water-tightness: Client is responsible for the water-tightness of the property and any exterior apertures (outlets, vents, fixtures, cameras, etc.).
  • Weep holes in vinyl siding can release residual water/dirt after washing. Light streaks typically rinse off with dew, rain, or a garden hose.
  • Oxidation: Oxidized vinyl, metals, and gutters may not brighten with standard washing. Specialized restoration or repainting may be required.
  • Windows: House washing provides a basic rinse only and may leave water spots. Streak-free results require our separate exterior window cleaning service.
  • Overspray: Nearby items can be impacted by mist or ricochet. Keep valuables out of spray zones.
  • Asphalt: Not pressure washed. Low-pressure methods only when suitable.

5) Risks, Releases, and Liability

  • Handy Homes uses safe techniques, including low pressure on delicate surfaces. Damage can still occur to poorly maintained or low-grade materials.
  • Not responsible for pre-existing defects or water ingress due to insufficient sealing around windows, doors, siding, or fixtures.
  • Plant life is rinsed as reasonable, but sun, chemistry, and overspray can cause leaf burn. We are not liable for plant damage.
  • Report any damage within 3 days of service completion. We have 30 days to inspect and, at our option, repair or contract repairs for issues caused by our negligence.

Insurance: $2M liability and workers’ compensation. Certificate available upon request.

6) Payments, Scheduling, and Fees

  • Residential payment is due upon completion unless otherwise agreed in writing.
  • Card payments incur a 3% processing fee. Community or gate entry fees are billable pass-through charges.
  • Late payments may incur a 7% late fee after 10 days. Invoices over 30 days past due may be sent to collections; legal fees may be added to the balance.
  • If drainage is inadequate and water removal is required, sludge-pump service may be billed per location.
  • Rust removal, oxidation removal, and specialty restoration are separate services.

7) Acceptance

By accepting a power/soft washing estimate, the client agrees to these Power Washing & Soft Washing Terms and to Handy Homes’ General Terms of Service. These terms together form the binding agreement for exterior cleaning services.

Painting Estimate Terms of Service

These service-specific terms supplement Handy Homes’ General Terms of Service. By accepting a painting estimate, you agree to both.

1. CUSTOMER SERVICE COMMITMENT

The goal for every Handy Homes visit is to deliver an exceptional customer experience—friendly and courteous HandyPros, daily progress updates, clear communication, quality work done right the first time, and full respect for your property. We recognize we are guests in your home and will act accordingly.

2. SCHEDULING

During peak season (May–October), projects under $1,000 are assigned a flexible time‑frame and slotted into calendar gaps. Larger jobs are scheduled within the same workweek noted on your proposal. As that week approaches, we will confirm the exact start date. Weather and other uncontrollable factors may impact scheduling, but we will keep you informed. If you require a hard start date, please let us know and we will do our best to accommodate.

3. WORKMANSHIP STANDARDS

Unless otherwise specified, all work follows the Painting & Decorating Contractors of America (PDCA) standards, which define proper surface preparation, coating selection, and application practices for professional results.

4. CHANGES TO CONTRACT

  • If you request changes to scope, prep level, products, finishes, number of colors, or coats, the price will be adjusted accordingly
  • Custom‑tinted paints or stains are non‑returnable. If you change colors after materials are ordered, you will be billed for the original product and any extra labor required to repaint/re‑stain.
  • Specialty finishes (faux, two‑part systems, etc.) not listed in the original proposal will add cost.

5. SIDE JOBS

For your protection, please do not ask HandyPros to perform off‑contract work. Contact the office to add items to your project and we will amend the quote.

6. PAINTING APPLICATION METHODS

HandyPros will choose the most efficient application method—spray, brush, or roll—based on the space. Spraying can yield a smoother finish but may require extensive masking; overspray dust can migrate or be pulled into HVAC returns.

7. CLEANING

If you plan to hire cleaners, schedule them *after* painting is complete. Handy Homes can also offer professional cleaning services for an additional fee.

8. REFRIGERATORS

If walls behind a refrigerator are to be painted, the client must arrange to move the appliance; HandyPros do not move refrigerators and are not responsible for related damage.

9. CURRENT CONDITIONS

Pricing assumes the site conditions (furniture placement, cleanliness, surface condition) observed at the time of estimate.

10. PREVIOUS PAINT / WORKMANSHIP

Correcting defects from prior work (drips, spills, poor cut lines) is excluded unless noted. Painting adjacent surfaces is the best way to mask previous cut‑line issues.

11. DOORS

Unless stated otherwise, only the side of each door facing the painted room is included.

12. PATCHES / TEXTURE

We will match existing texture or stipple as closely as possible; a perfect match is impossible and repaired areas may be noticeable upon close inspection.

13. COLORS

Pricing includes up to three colors or sheens. Additional colors or accent walls add $75 per extra color/sheen and $100 per accent wall to cover extra paint, setup, and cut‑in time.

14. UNFORESEEN CONDITIONS

Hidden issues (e.g., faulty recessed lighting, concealed rot, water intrusion) discovered during the project are billed at our standard painting hourly rate—$95/hr, plus materials.

15. PRICING

All proposals are fixed price based on the defined scope. Pricing changes only if the scope changes (prep level, product, color complexity, etc.).

16. OPTIONAL ITEMS

Prices for optional work assume selection *before or during* the current project. If elected later, costs will increase to reflect additional mobilization and setup.
